An annual lease and a holiday home have different income patterns, operating costs and access arrangements. Compare the expected net income, time commitment and personal-use flexibility of each approach.
A managed holiday home adjusts to demand instead of being locked to an annual figure, and you keep the ability to block dates and use the property yourself. It also requires ongoing operations: pricing, listings, guest support, cleaning, linen, maintenance and compliance.
Well-positioned properties can out-earn an annual lease because rates move with demand. That is a possibility, not a promise, and it depends heavily on the building, the layout, the view, the furnishing and the season. Review the assumptions behind any projection and consider a lower-demand scenario as well as the expected outcome.

- Pricing and revenue management. Rates adjust continuously to live market conditions, booking pace, seasonality and demand, rather than sitting on static seasonal pricing.
- Listings and distribution. Professional photography, written listings and selected imagery position the property across leading booking platforms to widen reach and diversify demand.
- Guest communication. From first enquiry to departure — arrival support, stay-related requests, and stay-related questions throughout the guest journey.
- Housekeeping and inspections. Turnover cleaning, fresh linen and quality checks after every reservation, with the property reviewed between stays so problems surface early.
- Styling and property care. Where needed, help furnishing or refining the property before launch, and coordination when maintenance requires attention.
- Setup, compliance and reporting. Property assessment, licensing, listing preparation and operational setup, then clear reporting on reservations, revenue and performance.
AUREN operates as a professional holiday-home management company in Dubai and manages properties in accordance with applicable Dubai Department of Economy and Tourism (DET) requirements.
HOW IT STARTS
From first conversation to first guest.
- Assessment and strategy. We look at the property, its condition, comparable homes and local demand, and set out a realistic management and revenue approach.
- Agreement. Once you are comfortable, we complete the management agreement and onboarding documentation.
- Furnishing, if needed. If the property needs furnishing, styling or improvement, our team can coordinate that before launch.
- Setup and preparation. Licensing, photography, listing creation and operational setup.
- The property goes live across relevant booking platforms.
- We manage, you stay informed. Pricing, guests, housekeeping, maintenance and reporting are handled; you follow performance without running the day-to-day.
Timing depends on the property's condition, documentation, licensing, and whether furnishing is required. We give you a clearer onboarding timeline once we have seen it.

The short answers.
Do I still get to use my own property?
Yes. Owners can reserve dates for personal use, subject to reservations already confirmed. It is one of the main advantages over an annual lease.
Can I see my bookings and revenue?
Yes. You have visibility into reservations, availability and property performance through our reporting.
Do you manage unfurnished properties?
Yes. If the property needs furnishing, styling or improvement before launch, we can coordinate the preparation.
How is the nightly rate decided?
Dynamic revenue management — rates adjust to booking pace, seasonality, market demand, events, length of stay, lead time and how comparable properties are performing.
Which platforms will my property appear on?
It depends on the property and the strategy, but homes can be marketed across leading short-term rental channels to widen reach and diversify demand.
Who handles cleaning and maintenance?
We coordinate professional housekeeping and linen turnover after each stay, plus checks before the next arrival. For maintenance we coordinate the work and keep you informed; approval procedures are agreed during onboarding.
THE COMMERCIAL TERMS
Holiday Home Management Fees and Terms.
AUREN’s management fee is 15–20%, depending on property specifications. Review the agreed calculation and separate property costs as part of your assessment.
- Management commission — 15–20%, depending on property specifications. No setup fee, no monthly retainer, and nothing charged when the unit sits empty. The rate depends on the property and the service level agreed, and we state it at your assessment, before you commit to anything.
- Minimum term: 3 months. After that, either side can exit with 2 months’ notice. No multi-year lock-in.
- Utilities are yours. Electricity, water and cooling are costs of the property. We can handle the payments and adjust them in your monthly payout for convenience.
- Service charges are yours, as they are for every Dubai property owner — that one is set by law rather than by us.
- Furnishing is chargeable where the property needs it, quoted against an agreed scope once we have seen the unit.
