FOR DUBAI PROPERTY OWNERS
Short-Term Rental Management in Dubai
AUREN is a boutique short-term rental management company in Dubai. We handle Airbnb management in Dubai and every other booking channel, running holiday homes on behalf of owners — pricing, listings, guests, housekeeping, maintenance and DET compliance — and we deliberately take on a limited number of properties so every one of them gets managed properly.
Short-term rental management means someone runs your property as an operating business. Rates move with demand instead of being fixed for a year, guests turn over every few nights, and the cleaning, linen, messaging, maintenance and licensing all have to happen on schedule — every week, whether or not you feel like dealing with them.
We do that work, and you keep control of the asset — including the ability to block dates and use the property yourself.
Why owners choose AUREN over other short-term rental management companies
- We are selective, and that is the point. Most short-term rental companies in Dubai compete on volume — more units, more listings, more throughput. We run a deliberately small portfolio, because attention is the thing that actually moves occupancy and rate, and attention does not scale infinitely.
- You deal with a named person who knows your apartment. Not a ticketing queue, and not an account manager who has to look up which building you own in.
- Our terms are published, not negotiated in the dark. A single percentage of what the property earns. No setup fee, no monthly retainer, and nothing charged when the unit sits empty. Three-month minimum, then either side can exit on two months’ notice. No multi-year lock-in.
- We will tell you when the answer is no. If short-term letting is the wrong fit for your property, you hear that at the assessment — which is better for you than a year of underperformance.
- We quote the regulation rather than paraphrasing it. Our owner guides link to Dubai legislation directly, so you can check us rather than take our word for it.
- Licensed and compliant. Properties are operated in line with Dubai Department of Economy and Tourism holiday home requirements, with permits handled per unit.
What our short-term rental property management covers
- Revenue and pricing management. This is where short-term rental property management earns its fee. Nightly rates adjust continuously to booking pace, seasonality, local events and how comparable properties in your building are performing — not static summer and winter pricing.
- Listings and distribution. Professional photography, written listings and placement across the major short-term rental platforms, so demand never depends on a single channel.
- Guest communication. Enquiry to checkout, including arrival coordination and the messages that arrive at eleven at night.
- Housekeeping and inspections. Turnover cleaning, fresh linen and a property check between every stay, so problems surface while they are still small and cheap.
- Maintenance coordination. We arrange the work and keep you informed. Approval thresholds are agreed during onboarding rather than assumed afterwards.
- Licensing and compliance. Holiday home permit coordination with DET, guest check-in obligations and the Tourism Dirham process.
- Furnishing and styling. Where a property needs preparing before launch, we scope and quote it against your actual unit rather than selling a standard package.
Short-term rental management fees
Our fee is a single percentage of what the property earns. No setup fee, no monthly retainer, and nothing charged when the unit sits empty. The full fee terms are published rather than held back for the call.
When you compare short-term rental management fees between operators, the headline percentage is the least useful number. What matters is what sits outside it: onboarding charges, cleaning and linen, photography, maintenance markups and who pays for consumables. Six questions worth asking any operator covers how to compare them properly.
Short-term letting versus an annual lease
A long lease is simple: one tenant, one contract, very little for you to think about. It also fixes your income for a year and hands over access to your own property.
Short-term letting moves with demand and keeps the property available to you, but it is an operating business rather than a contract. Well-positioned apartments can out-earn an annual lease because rates respond to demand — that is a genuine possibility, not a promise, and it depends heavily on the building, the layout, the view, the furnishing and the season.
Any short-term rental company quoting you a figure before seeing the property is guessing. Our assessment gives you a realistic view based on comparable homes in your building, and a straight answer about whether this is the right route for your apartment.
