Arjan’s case is a cost base, not a view. Entry prices and service charges are materially lower than the waterfront districts, the stock is newer, and nightly rates — while lower — do not fall as far as the purchase price does. That combination is what makes the return work.
The trade-off is honest: this is a car-dependent community without a metro station, so the guest has to be the right guest.
Who actually stays in Arjan
Families visiting Dubai Miracle Garden and Butterfly Garden, which sit in the community itself. Guests attending events at Dubai Autodrome and Global Village in season. Visitors to Dubai Sports City, Motor City and the wider Dubailand area. Relocating families taking a few weeks while they find somewhere permanent. Budget-conscious travellers who would rather have a full two-bedroom apartment than a cramped studio nearer the beach.
Those guests behave differently from Marina guests, in ways that suit an owner. They book earlier, stay longer, drive rather than taxi, and are far less likely to be comparing your apartment against forty near-identical listings in the same tower.
What drives rate in Arjan
- Space, and showing it. The competitive advantage here is square metres per dirham. Photography and listing copy have to make that immediately obvious against smaller, pricier alternatives elsewhere.
- Parking. Non-negotiable in this community. A clearly allocated space is a booking requirement, not a nice-to-have.
- Proximity to Miracle Garden. Seasonal, and worth real money in the months it is open.
- Family readiness. Cot, high chair, a proper kitchen, a sofa people can actually sit on. These convert bookings here more than styling does.
- Building quality. Arjan stock is newer but variable. Lift reliability, pool and gym condition, and how well the building is managed all show up in reviews.
The operational reality
Supply in Arjan has grown quickly, which cuts both ways: more competition, but also more comparable data to price against. New handovers are frequent, and that creates a specific trap — DET requires a DEWA bill at least three months old as of the application date, so a brand-new unit may not be permit-eligible on day one.
Distance matters operationally too. Turnovers, maintenance visits and guest support in Dubailand need planning that a Marina operator does not have to think about. An operator running hundreds of units across the city will deprioritise Arjan when it gets busy. A small portfolio does not have that problem.
