Why does Dubai Marina work so well for short stays?
Dubai Marina is built around a 3 km canal with more than 200 towers, and it has the highest concentration of short-term rental listings in Dubai, according to an industry index reported by Khaleej Times. Guests come for three reasons:

The catch is competition. With so many listings, two apartments in the same tower can earn very different amounts. How the home is run makes the difference.
How does Airbnb management work in Dubai Marina? The seven-step owner lifecycle
Here is one apartment, from first check to first statement.
Step 1: Check your tower
A DET permit does not override your building’s rules. Ask building management in writing whether holiday homes are allowed and how guest access works.
Step 2: Furnish to DET’s standard
The apartment must be fully furnished to DET’s Standard or Deluxe level. Good finish and photos win bookings.
Step 3: Get the permit and list it
DET must approve the apartment before it is listed, and Airbnb asks for the permit number on the listing.
Step 4: Price each night
Rates move with seasons, weekends and events. Smart pricing fills quiet nights and holds the rate on busy ones.
Step 5: Register and welcome every guest
Every guest is registered with DET. In Emaar communities, the operator must meet guests at the concierge.
Step 6: Clean and inspect between stays
Fresh linen, restocked essentials and a damage check after every stay.
Step 7: Pay out and report
The Tourism Dirham goes to DET, and you receive your payout with a clear statement.

- One permit per apartment. An individual owner can hold up to eight.
- Permit number on the listing. Airbnb requires it for Dubai.
- Tourism Dirham. AED 10 per bedroom per night for Standard, AED 15 for Deluxe, collected from guests and reported to DET by the 15th of each month.
- Utilities stay with you. DET does not allow guests to be charged separately for electricity or water.
- Your building’s rules. Towers set their own access and registration procedures.
What changed on 29 January 2025
Emaar Community Management now requires operators to meet guests at the concierge and hand over the keys in person. Lockbox self check-in no longer works in those communities.
What changed on 1 May 2026

What does it cost to run an Airbnb in Dubai Marina?

Start with the rent a tenant would pay you. This is the average nightly rate your apartment needs to match it, at 85 per cent occupancy:

- A tenant paying AED 120,000 leaves you about AED 25,100 less, roughly 21 per cent.
