Downtown Dubai

Apartments near Burj Khalifa and Dubai Mall, with steady year-round demand. Look at the specific view, building access and the quality of the furnishing when comparing your apartment with nearby listings. Downtown is an Emaar community, where operators have been required since January 2025 to be present at the concierge when guests check in.

Dubai Marina

Waterfront towers close to the beach and Marina Walk. Your view, tower facilities, parking and access arrangements help distinguish your apartment from the many other homes in the same community. Check your tower’s rules on holiday homes and guest access cards before you furnish.

Business Bay

Canal-side towers next to Downtown, popular with business stays. Assess the building, the layout and the connection to nearby business districts, alongside the balance between shorter and longer stays across the year.

Palm Jumeirah

Beachfront apartments and villas on the Palm. For apartments, review the actual beach and amenity access. For villas, check eligibility first: DET requires a residential villa to be in a gated compound of at least four villas, or to hold a commercial title deed.

Beachfront apartments on The Walk. The apartment’s presentation, bedroom layout, parking and building access all belong in a practical review of your home’s suitability for short stays.

Newer mid-rise apartments in a central community. Compare similar units in your building and nearby, with attention to furnishing, transport access and the operating costs of each turnover.

Apartments and villas around the park and mall. Consider your home’s layout, community access and furnishing together. Villa owners should check DET’s gated-compound rule, and as an Emaar community, the concierge check-in requirement applies.

Newer waterfront towers beside the Creek. Review the specific building, outlook and access arrangements; an area name alone does not show how your individual home will perform. Emaar’s concierge check-in rule applies here too.

What should you check in any Dubai community?

Whatever the area, the same four checks decide whether a home can be let short term and what it will cost to run:

  • Building and community rules. A DET permit does not override your building. Ask building management in writing whether holiday homes are permitted and what their check-in procedure is.
  • Permit eligibility. Apartments need a residential title deed; villas need a gated compound of at least four villas or a commercial title deed. Our holiday home permit guide covers the full rules.
  • Running costs. Service charges, DEWA, cooling and internet stay with the owner however the home is let. Our guide to management fees lists the costs to plan for.
  • Your own use. Decide how often you want to stay in the home, because it shapes the pricing and availability strategy.

The practical takeaway: an area tells you who the likely guests are. The building, the layout and the finish tell you how your home will actually perform.

How do we manage homes across these communities?

Which areas of Dubai do you manage holiday homes in?

Downtown Dubai, Dubai Marina, Business Bay, Palm Jumeirah, JBR, JVC, Dubai Hills Estate, Dubai Creek Harbour, JLT, City Walk, Bluewaters Island and Arjan. Every property is assessed individually.

Do you manage properties outside these areas?

Tell us where your home is. We assess each property individually and will tell you honestly whether we are the right fit.

Can villas be holiday homes in Dubai?

Yes, if they qualify. DET requires a residential villa to be in a gated compound of at least four villas; independent villas need a commercial title deed, or a farm title deed in Hatta.

How do I know if my building allows holiday homes?

Ask your building or community management in writing. We check this as part of the free assessment, before you spend anything on furnishing.

Which Dubai area is best for a holiday home?

There is no single best area. Demand, guest profile, building rules and running costs vary by community and by building, so compare your specific home with similar listings nearby.

Do Emaar communities have special check-in rules?

Yes. Since January 2025, Emaar Community Management has required holiday home operators to be present at the concierge when guests check in.
