Holiday Home Management Companies in Dubai: 2026 Owner Comparison

The operators Dubai owners shortlist most often, compared on what each publishes about its model, fees and scale. We are one of the companies here, so we have kept to published facts and marked our own entry.

The short answer

There is no single best holiday home company in Dubai; there is a best fit for your property. Among the operators below, published commissions range from 12% to 20%, and several do not publish a rate at all.

Compare four things before the percentage: what the fee is calculated on, the contract term and notice period, who handles DET compliance, and how many homes your point of contact looks after.

The companies in brief

  • Frank Porter (founded 2017) presents itself as a local Dubai team with close ties to tradespeople, and publishes a flat 17% fee all year.
  • Deluxe Holiday Homes (founded 2015) emphasises vertical integration: housekeeping, maintenance, design and reservations run by its own staff.
  • GuestReady operates in several countries and highlights help with DET licensing and in-house interior design.
  • haus & haus Holidays is part of the haus & haus real estate group; it notes that a home can stay listed for sale while it earns rental income.
  • Keysplease markets a “Zero-Headache” approach covering DET licensing, Tourism Dirham, utilities and service charges, with distribution across many channels.
  • Houst (UK-founded, 2015) leads with its own pricing technology and separate rates for full-time and part-time letting.
  • UpperKey offers either a revenue share or guaranteed monthly rent, across several cities.
  • bnbme (founded 2018) describes itself as “holiday homes by hoteliers” with an owner-first approach.
  • Silkhaus (founded 2021) is a venture-funded, technology-led operator offering an owner portal, dynamic pricing and smart-lock check-in.

How to choose between them

  1. Fee basis. Is the percentage taken from the booking value, the platform payout or net revenue? See our fees guide for why this matters.
  2. Everything outside the percentage. Onboarding, photography, cleaning, linen, maintenance markups and consumables.
  3. Contract term and exit. Minimum period, notice, and commission on bookings made before you leave.
  4. Compliance. Who holds the permit, who registers guests within three hours of arrival, and who pays the Tourism Dirham to DET. Our permit guide covers the rules.
  5. Reporting. Ask for a sample owner statement and check that bookings, fees, costs and payouts reconcile.
  6. Attention. Who is your point of contact, and how many homes do they look after?
  7. Distribution and pricing. Which channels, and how often rates are reviewed against demand and comparable homes.

Where we fit

We are a smaller operator by choice. We suit owners who want a direct relationship with the people running their home, clear statements and an honest view of what the property can do. If you want the scale of a large operator with in-house departments for every function, some of the companies above are built for that.

Whichever operator you choose, ask each one the same questions and compare the answers in writing.

How we compiled this

We took each company’s model, fee and scale from its own website on 25 September 2026, supplemented by press coverage for founding dates. We have not ranked the companies and have not included reviews or opinions. Stella Stays, which runs its own branded residences rather than managing homes for owners, is not included.
