Jumeirah Lake Towers, or JLT, is a group of about 80 towers set around man-made lakes. It sits across Sheikh Zayed Road from Dubai Marina. DMCC developed the community, and many companies keep their offices here. Two Red Line Metro stations, DMCC and Sobha Realty, are on its edge.

Which JLT homes make good holiday homes?

Most JLT homes are studios, one-bedrooms and two-bedrooms in towers. Each type suits a different guest:

  • Studios. Good for solo work trips. A desk and a fast connection matter more than space.
  • One-bedrooms. Popular with couples who want the Marina and the beach without Marina prices.
  • Two-bedrooms. Suit families and small groups. A lake view helps them stand out.

The tower counts as much as the layout. Lobby condition, lifts, the pool and the gym all show up in guest reviews.

What do guests want from a JLT holiday home?

JLT guests are often here for work, the beach or both. These details win their booking:

  • Clear directions. JLT towers are grouped in clusters lettered A to Z. Give guests your cluster letter and tower name so taxis find you first time.
  • Metro times. Say how many minutes it takes to walk to DMCC or Sobha Realty station.
  • The beach plan. JBR Beach and Dubai Marina are a short ride away. Tell guests how to get there.
  • Parking. If a bay comes with the flat, say so. Explain how guests get a card or pass.
  • Lake views. A lake or park outlook is worth showing in the first photo.

Can I run a holiday home in JLT?

Yes. Your flat needs a holiday home permit from Dubai’s Department of Economy and Tourism (DET). Your tower must also allow short stays. Ask the building manager in writing, and ask how guests get access cards. Our holiday home permit guide lists every document.

How can AUREN help with your JLT flat?

We offer three ways to work with us. Pick the one that fits you:

  • Full holiday home management. We run the whole thing, from your listing to the last clean. See how it works for owners.
  • Interior design and furnishing. Got an empty flat? We design, furnish and style it to holiday home standard, then take the photos.
  • Airbnb co-hosting. Keep your own listing and team, and let us handle pricing and guest messages online. Read about co-hosting.

Hosting a JLT flat alone means you carry these jobs:

  • Rates. Pricing each night around Marina events, school holidays and quiet weeks.
  • Messages. Answering guests at any hour, before and during the stay.
  • Access. Cards, fobs and tower guest lists for every booking.
  • Turnovers. Cleaning, fresh linen and restocking between guests.
  • Repairs. Getting an AC or plumbing technician in fast.

With full management, all of that is ours. You see every booking in your owner portal, and your payout arrives on the 10th of every month.

The trade-off is the management fee. Ours is 18 per cent, with no setup fee and no monthly retainer. See what the fee covers.

What does it cost to set up a JLT holiday home?

Furnishing to holiday home standard is a one-off cost. A studio is typically AED 20,000 to 25,000. A one-bedroom is about AED 30,000 to 40,000, and a two-bedroom about AED 50,000 to 60,000. Our furnishing cost guide shows what is included and how quickly you can earn it back.

What happens in your free assessment?

We look at your tower’s rules, your layout, the view and any furniture you have. Then we give you an income estimate and a launch plan. It costs nothing, and you decide in your own time.
