What does Airbnb management in Dubai include?

Airbnb management means a company runs your listing and your guests for you. With AUREN, that covers the whole job:

  • Listing and photos. We photograph the home, write the listing and keep it accurate.
  • Pricing. Rates move with demand, events, season and booking pace, so your home is never stuck on one nightly price.
  • More than one booking site. We manage your Airbnb listing and, for most homes, list it on other selected sites such as Booking.com too.
  • Guests. We answer messages from the first question to checkout, and we handle arrivals and requests during the stay.
  • Cleaning and linen. Professional housekeeping after every stay, with a check before the next guest arrives.
  • Repairs. We call the right trade and keep you informed. Spending limits are agreed with you at the start.
  • Rules and admin. We coordinate the DET holiday home permit, guest registration and the Tourism Dirham.
  • Your money. You see every booking in your owner portal and get paid on the 10th of each month.

If the home needs furniture, we design, furnish and style it to an agreed scope and budget. You see the cost before anything is ordered.

How much do the Airbnb homes we manage earn?

These are six homes we manage across Dubai. Each line compares 12 months of net payout to the owner with the yearly rent a tenant would pay:

HomeYearly rentNet to the ownerUplift
2BR Burj Royale, Downtown DubaiAED 190,000AED 240,000+26.3%
2BR Forte, Downtown DubaiAED 160,000AED 200,000+25.0%

Net payout is what the owner received after running costs and our fee. Photos of each home are on our portfolio page. These are past results for these homes. They do not promise the same for yours.

What does Airbnb property management cost in Dubai?

Three costs come out of your booking income. It helps to see each one:

  • Our management fee. Ours is 18 per cent, with no setup fee and no monthly retainer.
  • Airbnb’s host fee. Since 27 October 2025, Airbnb charges hosts who use property management software one host fee of 15.5 per cent, taken from the payout. See Airbnb’s help centre.
  • Running costs. Plan for about AED 900 a month for a studio, AED 1,500 for a one-bedroom and AED 2,100 for a two-bedroom. That covers DEWA, cooling, internet, guest supplies, small replacements and insurance.

Service charges stay with you whether you rent to a tenant or to guests. Our guide to short-term rental management fees shows how fees compare across Dubai and what each one is charged on.

The practical takeaway: compare what lands in your account each month, after every fee. A low percentage can still pay you less.

See What It Could Earn

Is Airbnb management the same as short-term rental management?

Yes. In Dubai, Airbnb management, holiday home management, short-term rental management, short-term property management, vacation rental management and short let management all describe the same service. DET’s rules call the home a holiday home.

Whatever the name, the rules are the same. The home needs a DET holiday home permit, and the manager runs it for guests on nightly stays. Our holiday home management service covers all of it.

Do you need a permit to run an Airbnb in Dubai?

Yes. Each apartment needs its own DET holiday home permit. Your building must also accept short-stay guests. Guests pay the Tourism Dirham of AED 10 (Standard) or AED 15 (Deluxe) per bedroom per night. The permit holder collects it and pays it to DET each month.

Our holiday home permit guide lists the documents you need. We check your building’s rules in the free assessment, before you spend anything.

Should you manage your Dubai Airbnb yourself?

You can. If you do, these jobs are yours:

  • Prices. Changing rates for New Year, events and quiet weeks.
  • Messages. Replying to guests fast, late nights included.
  • Arrivals. Keys, access cards and concierge rules in your tower.
  • Turnovers. Cleaning, linen and supplies after every stay.
  • Repairs. Finding a trade when the air conditioning stops.
  • Admin. Guest registration and the monthly Tourism Dirham.

Full Airbnb management handles all of that. If you want to keep your own cleaner and stay hands-on, our Airbnb co-hosting service runs the online side for you. Our guide to co-hosting vs full management compares the two.

Frequently asked questions

How much does Airbnb management cost in Dubai?

Most companies charge about 15 to 25 per cent of rental income. Ours is 18 per cent, with no setup fee and no monthly retainer. Airbnb’s host fee and running costs are separate.

Will my home only be listed on Airbnb?

No. For most homes we also list on other selected booking sites, such as Booking.com, so your income does not depend on one platform.

Can I still stay in my apartment?

Yes. Block the dates in your owner portal, subject to bookings already confirmed.

Do I need a DET permit to rent on Airbnb in Dubai?

Yes. Each unit needs its own DET holiday home permit, and the permit number must show on the listing. We coordinate it for you.

When do I get paid?

On the 10th of each month, with a clear statement. You can see bookings and revenue in your owner portal at any time.

What is the difference between Airbnb management and co-hosting?

Full management covers everything, including cleaning, repairs and the permit. Co-hosting covers the online work, such as pricing and guest messages, while you keep your own cleaning team.
