Airbnb Management in Business Bay:
A 2026 Guide for Owners

Will your tower allow it? Who books an apartment between Downtown and the canal? How much of each booking do you keep after Airbnb and the manager are paid? And what nightly rate beats a tenant?

In Business Bay, the answer depends on your building as much as the area. This guide covers the DET permit, tower rules, Airbnb’s 2025 fee change, service charges and the break-even rate for one- and two-bedroom units.

Short on time? Send us your unit details. We will do the sums for your apartment for free. Or keep reading for the full guide.

Key takeaways

  • Business Bay has more than 240 buildings. Each one has its own rules for access, parking and guest sign-in, on top of the DET holiday home permit.
  • After Airbnb’s 15.5% host fee and an 18% management fee, about 69% of the booking money is left. That pays the running costs and the owner.
  • To earn more than a AED 110,000 one-bedroom lease at 90% occupancy, a Business Bay apartment needs about AED 585 a night on average.

What is Airbnb management in Business Bay?

Airbnb management in Business Bay means a licensed company runs your apartment as a DET holiday home for you. It gets the permit, makes the listing, sets the prices, looks after guests, books cleaning and repairs, and pays you each month.

You still own the home. There is no tenancy between you and the manager. You can keep nights for yourself. The manager is paid a share of what the apartment earns.

Why does Business Bay work for short stays?

Business Bay is a busy area of apartment towers, offices and shops along the Dubai Water Canal. It has more than 240 buildings and its own Metro station on the Red Line. Three things bring guests here:

  • 01

    Downtown next door

Burj Khalifa and Dubai Mall sit one Metro stop or a short drive away.

  • 02

    The canal

The canal promenade gives guests a place to walk, run and eat out.

  • 03

    Two kinds of guest

Business visitors fill weekdays, and leisure guests fill weekends and holidays.

The catch is choice. There are many towers close together, so guests compare lots of similar apartments. The look, the price and the service decide which one they book.

How does Airbnb management work in Business Bay? Seven steps from tower check to payout

Here is the path one apartment takes, from the first question to building management to the first owner statement.

Step 1: Get the tower’s answer in writing

Your building management decides if short stays are allowed. It also sets how guests get access cards and if visitors can park. The DET permit does not replace these rules. Branded and serviced residences often run their own rental programme, so ask about that first.

Step 2: Furnish to DET’s standard

The apartment must be fully furnished to DET’s Standard or Deluxe level. In Business Bay, a good desk and fast Wi-Fi matter as much as the sofa. Many guests come for work.

Step 3: Secure the permit, then go live

DET approval comes first. Only then can the listing go live. Every Dubai listing on Airbnb must show its permit number.

Step 4: Price weekdays and weekends separately

Business guests and holiday guests book on different days. Prices change with the day of the week, the season and big events. Quiet nights get filled and busy nights earn more.

Step 5: Register and welcome every guest

Every guest is registered with DET. Arrival needs a plan: access cards, a parking space if the guest drives, and someone on call for late flights.

Step 6: Turn the apartment round after each stay

The linen is changed and supplies are refilled. The unit is checked and any damage is noted before the next guest.

Step 7: Settle the Tourism Dirham and pay you

Your manager pays the Tourism Dirham to DET each month. Then you get your net income with a statement that shows every booking and cost.

What rules apply to holiday homes in Business Bay?

Business Bay follows the same DET rules as the rest of Dubai. What changes from tower to tower is the building’s own process.

What changed on 29 January 2025

Since that date, holiday home companies in areas run by Emaar Community Management must meet guests at the concierge desk and hand over keys in person. Check if Emaar manages your tower before you plan a lockbox or keypad check-in.

What changed on 1 May 2026

Holiday home permit fees are waived until 30 April 2027, says the DET Holiday Homes portal. Our permit guide has every step.

The practical takeaway: get the building’s answer and plan guest arrival first. Buy furniture after that.

What are the running costs of a Business Bay holiday home?

Plan for five costs:

  • Booking site fees. The Airbnb host fee, or Booking.com’s commission on each stay.
  • Management. Ours is 18 per cent, with no setup fee and no monthly retainer.
  • Service charges. Business Bay towers often charge AED 14 to 22 per square foot a year. You pay this however you rent. Check your building on the DLD service charge index.
  • Utilities and internet. DEWA, district cooling and fibre internet. You pay these as the owner.
  • Cleaning and setup. Cleaning and linen for each stay. Furnishing is a one-off cost.

What changed on 27 October 2025

Since then, most professionally managed Airbnb listings pay one host fee of 15.5 per cent. It comes out of the payout. A forecast made before this change may show more than you will keep. Our fees guide explains every cost.

Want someone else to run it? We handle the permit, prices, guests, cleaning and the monthly Tourism Dirham. You see it all in your owner portal.

What nightly rate does a Business Bay apartment need to beat a lease?

Living room of a furnished AUREN holiday home with city views

Start with the rent a tenant would pay you. In early 2026, one-bedroom leases in Business Bay were about AED 90,000 to AED 135,000 a year. Two-bedrooms started at about AED 135,000. This table shows the nightly rate you need to match the lease at 90 per cent occupancy:

If a tenant would pay youYou need about
AED 90,000 a year (one-bedroom)AED 493 a night
AED 110,000 a year (one-bedroom)AED 585 a night
AED 150,000 a year (two-bedroom)AED 800 a night

Every dirham above that rate is extra income a tenant would never pay. Here is the owner P&L for one example:

Worked example: a one-bedroom averaging AED 800 a night at 90 per cent occupancy

Illustrative year (AED)Annual leaseHoliday home

Net to you110,000157,165
Uplift over the leasen/a+47,165 (about 43% more)

The holiday home leaves you about AED 47,200 more a year. That is about 43 per cent more than a AED 110,000 lease, after every fee and running cost.

These are example figures only, with no promise of results. They assume 14 owner nights a year, 90 per cent occupancy (316 booked nights), Airbnb’s 15.5 per cent fee and our 18 per cent fee. Running costs are AED 1,500 a month for a one-bedroom and AED 2,100 for a two-bedroom. That covers DEWA, district cooling, internet, supplies, small replacements and insurance. Furnishing is a one-off cost, shown in our furnishing cost guide. Service charges are paid either way, so both columns leave them out. Our short-term vs annual lease guide shows each step.

Here is a real result. One Business Bay one-bedroom we manage, at Bellevue, paid its owner AED 140,000 net over 12 months. Long-term rent was AED 110,000. See the property comparison. This is one apartment. Your result depends on your tower, unit and dates.

What makes one Business Bay apartment earn more than another?

This is the part most guides skip. Two apartments in towers next to each other can earn very different amounts. These are the usual reasons:

  • The view. Canal views and Burj Khalifa views earn more than inland towers.
  • The walk. Minutes to the Metro, the canal promenade and Downtown.
  • The work set-up. A real desk, a good chair and fast Wi-Fi win weekday bookings.
  • Parking and arrival. A parking space and easy access cards give guests a good first feeling.
  • Building work nearby. Noise next door can hurt reviews. Price the unit fairly and describe it honestly.
  • Review score. Fast replies and spotless cleaning help the listing rank higher.

What do Business Bay owners gain from managed short stays?

Income comes first. Owners also value:

  • Prices that follow demand. Rates go up for events and busy weeks. There is no yearly rent cap.
  • Time in your own home. Keep dates for yourself, family or friends.
  • Regular checks. The home is checked after every stay, so small problems get fixed early.
  • Easy to sell. With no tenant inside, you can sell the home empty.

Which ways can you let a Business Bay apartment?

  • Long-term tenant. The least work. Rent is fixed, and the RERA rental index limits increases.
  • Do it yourself. You save the management fee. You handle every permit, guest and payment.
  • Co-hosting. A co-host runs the operations remotely, and you or your team do the visits. See our Airbnb co-hosting service. Our co-host vs full management guide compares the two.
  • Full management. A licensed company runs everything and pays you the net income.

How does Airbnb management in Business Bay work with a property management company?

If you manage it yourself, you handle:

  • the permit, renewals and guest registration;
  • access cards, parking and late arrivals;
  • daily pricing across platforms, weekdays and weekends;
  • guest messages from enquiry to check-out;
  • cleaning, linen, maintenance and repairs;
  • the Tourism Dirham return every month.

A professional holiday home management service takes all of this off your plate. You also get monthly reports in the owner portal. The trade-off is the management fee. Ours is 18 per cent, with no setup fee and no monthly retainer. The break-even figures above already include it.

Frequently asked questions

Yes. You need a DET holiday home permit for the unit, and your building must allow short stays. The permit number shows on the Airbnb listing.

Do canal-view apartments earn more?

Usually. Canal and Burj Khalifa views tend to get higher nightly rates than inland units. The walk to the Metro and the state of the apartment matter too.

What does Airbnb management in Business Bay cost?

We charge 18 per cent, with no setup fee and no monthly retainer. Booking site fees, service charges and utilities are separate costs.

Can building management refuse holiday home guests?

Yes. A permit does not override the building’s rules. Ask building management in writing before you buy furniture.

Who books holiday homes in Business Bay?

Business guests during the week, and holiday guests at weekends and on holidays. The canal and Downtown next door bring them in.

How do guests get into Business Bay towers?

It depends on the building. Many towers use access cards and visitor sign-in. In Emaar-managed areas, keys must be handed over in person at the concierge.

How many holiday home permits can one owner hold?

Up to eight, with a separate permit for each apartment. DET permit fees are waived until 30 April 2027.

Who pays the Tourism Dirham and DEWA?

Guests pay the Tourism Dirham: AED 10 or AED 15 per bedroom per night. The permit holder passes it to DET. The owner pays DEWA, because guests cannot be billed for utilities.

Is holiday home income taxed in the UAE?

It can be. VAT registration is needed above AED 375,000 a year of taxable sales. Individuals must register for Corporate Tax above AED 1 million of business income. Ask a UAE tax adviser about your case.
